How much notice do you give before entering the property?

For a routine inspection we give you at least seven days’ written notice, and routine inspections happen no more than once every three months. For most other reasons, such as repairs, a valuation or showing the property to buyers, the notice is at least 48 hours. Entry is between 8am and 6pm, Monday to Saturday, unless you agree otherwise, and the notice gives a two-hour window. You don’t need to be home.

When can my rent go up?

Rent can only go up if at least 12 months have passed since the current rent started, and that follows the property, so a new tenant doesn’t reset it. You’ll get at least two months’ written notice. During a fixed-term lease, rent can only rise if your agreement allows it and states the new amount or how it’s calculated. If an increase seems excessive, talk to us first. You can also use the RTA’s free dispute resolution, or apply to QCAT within 30 days of receiving the notice.

How does my bond work, and how do I get it back?

Your bond is held by the Residential Tenancies Authority, not by us, and it can’t be more than four weeks’ rent. When you move out, we inspect against the entry condition report. If there’s nothing to claim, the refund can be processed quickly once everyone agrees. If we do make a claim, we’ll send you our evidence, and you’ll have 14 days to dispute it with the RTA, which offers free conciliation before anything goes to QCAT.

What counts as an emergency repair, and what should I do?

Emergencies include a burst pipe or serious leak, a blocked or broken toilet, a serious roof leak, a gas leak, a dangerous electrical fault, storm or flood damage, loss of power, water, hot water, cooking or heating, and anything that leaves the home unsafe or insecure. Call your property manager in business hours, or the emergency contact in your tenancy agreement after hours. If you can’t reach anyone, you can arrange the repair yourself up to four weeks’ rent. Send us the receipts and we’ll reimburse you.

Can I have a pet?

Yes, you can ask. Use the RTA’s pet request form (Form 21) and we’ll reply in writing within 14 days. The owner can only refuse on grounds the law allows, such as unsuitable fencing or a body corporate by-law. Approval can come with reasonable conditions, like keeping the pet outside, or professional carpet cleaning or fumigation when you leave. There’s no pet bond, and please don’t move a pet in before it’s approved.

How do I end my lease, or break it early?

Give us written notice on the RTA’s Form 13: at least 14 days on a periodic lease, and on a fixed-term lease your notice can’t end it before the end date. If you need to break a fixed-term lease, tell us early. For leases signed on or after 30 September 2024, reletting costs are capped at one to four weeks’ rent, depending on how much of the lease has run, or less if we re-let sooner. Different rules apply if you’re leaving because of domestic and family violence.
