Free rental appraisal: what should your property rent for?

Tell us about your property and we’ll prepare a rental appraisal: a realistic figure you could take to the bank, not a teaser to win your listing.

Want the quick numbers first? Try Property Snapshot.

  • A realistic weekly rent range, based on what comparable properties nearby actually rent for.
  • The evidence behind it: the comparable rentals and an estimate of days on market and vacancy from current market data for your suburb.
  • Straight advice on timing, presentation and anything worth fixing before it lists.

No obligation either way. If you switch to Homefront, you’ll have a dedicated property manager’s direct mobile and email from day one.

What you’ll receive

Your appraisal is a written letter, sent to you as a PDF, with a weekly rent range for your property. It’s yours to keep and use as you see fit, whether or not you ever work with us.

Where it helps, we add a comparable market analysis (CMA). It sets out the properties most like yours, both on the market now and recently leased, so you can see the evidence behind the figure instead of taking it on trust.

You’ll also get an estimate of days on market and vacancy from current market data, either in the email that comes with your appraisal or in the CMA. It lets you weigh the rent against how long a property like yours might take to let.

How we work out the rent

We start with the details you give us: the type of property, its bedrooms, bathrooms and car spaces, and anything you add about its condition, its features or the current lease.

Then we look at comparable properties nearby, both recently leased and on the market now. Recent leases show what tenants have actually agreed to pay. Current listings show what your property would be up against if it were advertised tomorrow.

The Residential Tenancies Authority (RTA) publishes median rents, worked out from the bonds lodged for new leases. A suburb median takes in every property of that type and size, from the dated to the newly renovated, so it’s a useful reference point but can’t price your home on its own. The comparables carry the weight.

If you’d like the RTA picture straight away, Property Snapshot shows it instantly: median rents for new leases in your suburb and how they’ve moved over time. It’s free, with no sign-up.

Our own record is public. In the 12 months to September 2026 we leased 192 properties, with a median of 13 days on market (source: our agency page on realestate.com.au). Our recent results show individual leases, and our area pages show rents for new leases where we work.

What happens next

Once your request is in, we’ll call you to talk through the property and anything the form doesn’t cover. Usually that’s all we need, and you’ll have your appraisal within one business day. If the property has changed since its last photos, after a renovation for example, we may ask to see it first and agree a time with you. There’s no obligation: you don’t have to list the property with us or sign anything.

If you’d like us to manage it and another agency looks after it now, moving across is simpler than most owners expect. With a standard Form 6 appointment, 30 days’ written notice is the most you’ll need to give. Very old agreements, from before December 2014, can say otherwise, so we check yours before you give notice. We send the termination email to your current agent for you, with you copied in, then deal with them directly, and a tenant’s lease carries on unchanged.

Questions owners ask

Is the appraisal free?

Yes. There’s no charge for it, whatever you decide to do next.

Is there any obligation?

None. Ask for an appraisal, read it, and decide in your own time. You don’t have to list with us or commit to anything.

Do I have to switch agents?

No. Asking for an appraisal changes nothing with your current agency. If you later decide to move to Homefront, we check your agreement’s notice terms before you give notice.

How is this different from Property Snapshot?

Property Snapshot is instant and automatic: it shows the RTA’s median rents for your suburb and how they’ve moved. A rental appraisal is about your property itself. We compare it with similar homes on the market and recently leased, and send you a weekly rent range in writing, usually within one business day.

Can I get one while the property is tenanted?

Yes. Answer “Yes” to “Tenanted now?” in the form, and add anything useful about the current lease in the message box, such as the rent and when the lease ends. If we need to see the property, we arrange it with your tenant and give them proper notice.
